ACQUISITION: Lineage to buy 4 cold storage facilities from Tyson for $247M. Lineage has agreed to acquire 4 cold storage warehouses from Tyson Foods Inc. In addition, Lineage will develop and build 2 cold storage warehouses in major U.S. markets that Tyson will occupy as a tenant, and Tyson will use Lineage’s cold storage facility at 2201 North Park Drive in Hazelton, Pennsylvania. The Lineage team is led by Greg Lehmkuhl. The 4 warehouses that Lineage will acquire total about 49M cubic feet and are located at:

• 110 Keystone Boulevard in Pottsville, Pennsylvania

• 20701 159th Street in Olathe, Kansas

• 600 Wiscold Drive in Rochelle, Illinois

• 501 South 107th Avenue in Tolleson, Arizona

DISPOSITION: Rexford sells future cold storage facility in LA for $52.5M. Rexford Industrial has sold 1055 Sandhill Avenue in Carson, California. The property features a 127,775 SF warehouse. The buyer, Carson Warehouse Corp., intends to convert the property to a cold storage facility. Frank Schulz and David Prior with The Klabin Co. represented Rexford in the transaction. Ryan Campbell with NAI Capital Commercial represented the buyer.

DISPOSITION: Private Capital Partners sells cold storage in Tucson, AZ. CBRE’s Investment Properties — Private Capital Partners team has facilitated the sale of 102-120 West 29th Street in Tucson, Arizona, to PR & MC Properties LLC. The property features a 13,671 SF cold storage facility that is currently leased to Tucson Foods. Geoffrey Turbow, Anthony DeLorenzo, and Tim Healy with CBRE/Private Capital Partners represented the seller, Diamond Ventures, in the transaction.

DEVELOPMENT: Scannell breaks ground on Fort Worth, TX cold storage. Scannell Properties has begun construction on a build-to-suit cold storage facility along I-35W in Fort Worth, Texas. The facility will total 139,674 SF, including 127,307 SF of freezer space. Construction is expected to be finished in June 2026. The Scannell development team includes Don Tuttle, Charles Knowlton, and Erik Anderson. David Sours, Brandon Megal, and John Ferlita with CBRE will market the property for lease.

DEVELOPMENT: Karis Cold builds Chicago’s 1st spec cold storage facility. Karis Cold is constructing a cold storage facility at 3815 South Ashland Avenue in Chicago, Illinois. When completed, the 99,530 SF facility will be the 1st speculative cold storage warehouse in Chicago. John Basile, Packy Doyle, and Alex Sutterer with NAI Hiffman are marketing the property for lease.
